How Much Is The Commission?

In the real estate world, there is no "set" commission. It is "always" negotiated. Referring to a set or normal amount is not allowed. When you negotiate the commission, you must do the math to know how much it will actually cost you in every price scenario. With that in mind, figure roughly half of what most agencies are charging: that is where our company finds the home seller is very happy.

What If "I" Sell The Home?

If no agent is involved in the transaction, you will not pay another dime. Your upfront cost of $990 covers getting you listed on the MLS, qchomeshow.com, and entitles you to agent representation. With that vaulable representation you receive a trained, licensed, and experienced agent to handle negotiating the sale price, coordinate the flow of documents, schedule and oversee inspections, and be there for you at closing to be certain everything goes smoothly.

How Long Is The Listing?

Depending on the service package you choose, the listing length can be vary and be negotiated. Most of our listings are until you sell. If you choose to pull the property off the market, you have a designated time frame to relist the home without paying an additional fee. The FSBO+MLS option is an "Until It Sells" package. This is our best package for the money. You will get professional photos, be listed on realtor.com, qchomeshow.com, and all the other realty sites that feed off the mls!

Will You Host Open Houses?

This will depend on the service package you select. If you opt for full service: yes, we can host open houses for you. Bare in mind that the FSBO+MLS package allows you to sell by owner. With the option, if the agent hosts the open house and the buyer comes from that open, it will be sold via the agent and a commission will be charged. If you host the open house and the buyer comes without an agent, you will then not be charged a commission. So, hosting your own open house is a huge advantage for you to save.

Will You Advertise My Home?

Your property will be advertised on the multiple listing service (MLS), qchomeshow.com, whyusaqc.com, Realtor.com, and all of the agent sites that feed off the MLS! We can also add your property to zillow.com if you choose. We do not purchase newspaper advertisements as print advertising has been defeated by the internet. Why place one photo with a few lines of text for hundreds of dollars when you can place lots of photos and details online? Lets face it, most buyers use the internet to hunt for homes these days.

  • How can I sell by owner AND be listed with an agent?

    There are two situations that this is allowed. One is called exclusive agency and is not often offered. To explain this properly, let me explain that most agencies contract their listings with an "exclusive right to sell" contract. This means the agency has the right to sell exclusively and if the home is sold (no matter who finds the buyer), the agreed commission is owed. Exclusive agency allows the seller to find a buyer and not pay a commission. There are also situations where the agent lists the property as Exclusive right to sell, but allow the owner to sell as well. There is an upfront fee (which is considered commission), and if the seller finds the buyer - the agent accepts the upfront fee as the total commission. If the agent finds the buyer, an additional percentage commission is then paid.

  • Do I have to pay a commission?

    Of course you could remain selling by owner and not let any agency show the home... That would keep you from paying a commission. But, if you are looking for maximum exposure and a quicker sale - being listed on the multiple listing service (MLS) will give your property serious exposure. We understand that the negotiated rate in this area can amount to a lot of money paid in commissions. That is why we have set up different packages that save you roughly half what other agencies are negotiating. "Half"! That amounts to a lot of savings. And, you have the option of selling yourself (if you find the buyer, you do not owe our agent's another dime)!

  • What is the commission rate you charge?

  • Will this work with any agent/brokerage?

    Only if the agent/broker is willing to provide the same program at the same reduced rate (which is very unlikely)

  • What does the $990 get me?

    *Agent representation! (All the help you may need at the level you require) *The ability to still sell by owner!   • What if another agent brings the buyer?

    If the home is sold with any agent - a commission will be owed.
